Please note that manufactured homes are allowed only within certain
residential zones. In the AR-1 zoning district, you will need to
receive Special Exception approval for the placement of a manufactured
home.

6. Are there any restrictions on the placement of accessory
structures?
 |
All accessory structures are required to be place in the rear
yard. They are not allowed in the side or the front yards. |
7. How do I schedule an inspection?
 |
Call the building inspections office at (770) 467-4220. A minimum
of four hours notice before the inspection is required. |
8. When do I call for an inspection?
 |
There are three main inspections: |
 |
Footing (which includes inspection for temporary power pole, if
separate additional fee required) |
 |
Framing (which includes rough plumbing, rough electrical, and
rough heating/air) |
 |
Final (inspection to receive certificate of occupancy) |
 |
In addition, houses built on slabs will receive an additional
plumbing inspection |
9. What type of manufactured home is allowed to be placed on private
property?
 |
Only a Class A manufactured home is allowed on private property.
It should bear label certifying it was constructed in compliance
with the Federal Manufactured Home and Standards Act 42 U.S.C.
5401-5445 and meet the following development standards: |

Minimum width of the home in excess of sixteen (16) feet |
 |
Pitch of the home’s roof has a minimum vertical rise of four (4)
feet for each twelve (12) feet of horizontal run, and the roof is
finished with a type of shingle that is commonly used in
conventional residential construction |
 |
Exterior siding consists of wood, hardboard, vinyl, brick,
masonry, or aluminum (vinyl covered or painted, but in no case
exceeding the reflectivity of gloss white paint) |
 |
A curtain wall, unpierced except for required ventilation and
access and constructed of masonry, is installed so that it
encloses the area located under the home to the ground level. Such
a wall shall have a minimum thickness of four (4) inches |
 |
Tongue, axles, transporting lights, and towing apparatus are
removed after placement on the lot and before occupancy |
 |
The home may not be brought into Spalding County and used as a
dwelling such home was constructed more than five (5) years from
date application is requested. |
 |
Must be installed in accordance with the Official Code of Georgia |

Minimum 4’x4’ attached porch on the front and back of the home |
10. Can I move a home from outside the county into the county?
 |
Yes, as long as it is not older than five years at the time of
application. If the home does not meet the applicable building
codes, it will have to brought up to code. |
11. How do I find out what my property is zoned?
 |

12. What types of development are allowed on my property?
 |

13. Can I subdivide my property?
 |
Yes, if there is enough road frontage and acreage to meet the
requirements of the zoning district in which the property is
located. Call the Building Inspections Office at (770) 467-4220 to
find out the district the property is located and the
requirements. Please have a map reference when you call. This can
be obtained by calling the Tax Assessors office at (770) 467-4240. |
14. How many lots can I subdivide my property into without having to
be approved for a subdivision?
 |
A subdivision is the division of a lot of record into five (5) or
more lots, building sites, or other divisions. This does not
include the combination or recombination of portions of previously
platted lots where the total number of lots is not increased, the
division of land among heirs by judicial decree, or the division
of land into parcels of three (3) or more acres where no new
street is involved. If any one parcel falls under three acres,
subdivision approval is required before the property can be
recorded. |
15. How do I rezone my property?
 |
Obtain a rezoning application from the Building Inspections Office
in the Courthouse Annex, Suite 110. A fee of $500 for one parcel
will be due when the application is filed. Fees will be reduced
for additional contiguous parcels being rezoned to the same
district. The application will be heard by the Planning Commission
and the Board of Commissioners.
